A complete budget should describe owning the home, not just buying it.
Separate purchase and ongoing costs
Keep the property price and payment milestones separate from recurring charges. Ask for an itemised written schedule and clarify which costs are included, estimated or payable separately.
Give recurring costs their own line
Explore service charges, utilities, insurance, repairs, furnishing replacement and management fees. Ask how charges are reviewed and who is responsible for unexpected maintenance.
Use scenarios thoughtfully
The website’s rental tool is a calculator. It multiplies available nights by occupancy and the nightly rate you enter, then deducts management and operating costs. It cannot establish whether those assumptions will occur.
Consider time as well as money
A monthly payment illustration does not replace the actual contractual schedule. Confirm construction milestones, possession payments and when recurring charges begin.
Keep assumptions visible
Save a copy of any calculation with its inputs. Review taxes, transaction fees, financing and agreements with appropriate professionals. Keep verified facts distinct from estimates and marketing illustrations.
